Acreage Homes For Sale in Lovejoy ISD

Lovejoy ISD in Collin County has become a very desirable school district. There are homes in Allen, Lucas, Fairview and McKinney zoned to Lovejoy ISD. According to the school district website, "Lovejoy ISD is an exemplary district serving students in Fairview, Lucas, and Allen, Texas. The Lovejoy Independent School District includes Lovejoy High School, Sloan Creek Middle School, and Hart, Lovejoy, and Puster elementary schools."

While the exemplary school district is a major draw, this is one of the best areas for homes on acreage located with easy access to the DFW Metroplex.

Is It Time To Winterize Your Property?

Time to Winterize Your Vacant Home

It’s that time of the year again! The record-breaking heat of the North Texas summer has given way to cooler fall temperatures. We’re all breathing a sigh of relief and enjoying the change of seasons.

The cooler fall temperatures will fade into winter. It’s not unusual for North Texas to experience freezing temperatures. While this might simply be an inconvenience to many of us, it can be a disaster if you have a vacant home.

If your vacant home is not heated, you really need to consider having the property winterized. The winterization process is relativity inexpensive (a couple of hundred dollars) and can save you thousands in damage and repairs that result from freezing pipes.

One local resource in the greater Dallas area is Kissee Inspections. Mark has winterized a number of vacant homes for us over the years and does quality work at reasonable prices. Mark is offering a Winterization Special. Click on the ad below for larger version.

Don’t wait until we have that inevitable cold snap as the few contractors who do this kind of work will be swamped.

Outdoor Adventures in Collin County

Collin County Jogging Trail

We’ve come to know “cabin fever” much too well during this summer of extreme heat. Driving to a client’s home most recently, I observed all that Collin County (Allen, Frisco, McKinney, Plano and Richardson) has to offer in outdoor recreation.

Needless to say, the recent glimpse of cooler weather brings to mind the welcome of outdoor pleasures once again. Nature provides a comfort and a relaxing peace of mind. It’s a time to be “mindless” of events in daily life.

Another great feature of Collin County’s outdoor recreation are the subdivisions located close to the multitude of trails, parks, nature preserves and wildlife sanctuaries. A recent first time homebuyer was excited to find a home located close to a beautiful local park and nature preserve.

Visit The Collin County Trails page for more information on all that Collin County has to offer.

Golf Course Homes in Collin County Texas

Golf Course Homes in Collin County TX

When I retired from the Air Force, I relocated to the Dallas area. As I began my search for a place to live, I was amazed at the number of golf courses in the area. I eventually settled on the north Dallas suburbs in Collin County. Collin County includes the cities of Plano, Richardson, Allen, Fairview, Lucas, McKinney, and Frisco.

While I don’t golf, the idea of living on the course is appealing for a number of reasons. Living in the suburbs usually means subdivisions with homes on smaller lots. I really don’t want to have to look into my neighbor’s window every time I look out mine. I also noted that those homes seem to sell quicker and at a higher price.

I recently sold a new home on the Westridge Golf Course in McKinney. My client was able to purchase the home for about $205k! The builder is closing out the subdivision and the lot premiums are being reduced so they can finish out.

Prices for homes on golf course lots range from $175k to several million dollars. The good news is there is something for almost everyone.

Texas Title Policies - Insuring Around

I recently was speaking with a potential client. She owns a condo in the area and was planning on selling it. She was worried that the title company that had issued the title policy had “insured around” a lien.

Texas Title Policy

I’d never heard of it so I placed a call to Renee Graham with Preston Title in Plano, Texas. Renee has been around “forever” and is my “go to” person for title related questions.

“Insuring Around” occurs when a lien is found on the title work, the lien holder cannot be found, and the title company believes the lien has been or should have been released. Basically, they can decide to insure the title and even though the lien cannot be released, they agree to insure the policy holder against any claims brought by that lien holder. Renee told me that this is not often done because the title company assumes all the risk. On a subsequent sale, the title company issuing the new title policy will hold the original title company liable for any future claims.

While “Insuring Around” is not common, it is acceptable and the policy holder and future policy holders are insured against claims brought by the “insured around” lien holder.
